What we do
Two emerging asset classes. One advisory firm.
Most property owners don’t realize their land qualifies for infrastructure that didn’t exist three years ago. We find out if yours does.
Drone Delivery Hubs
Amazon Prime Air just launched in Chicagoland. Wing, Walmart, and Zipline are next. Every operator needs third-party ground sites — your paved commercial lot could be one of 100+ hubs they need across the region.

Over half of Chicago’s neighborhoods lack public EV chargers. We broker partnerships between property owners and charging networks to turn underused parking into neighborhood overnight charging — with revenue flowing to you.

Common questions
What does the free assessment actually cover?
For drone hubs: FAA airspace classification, municipal zoning, parcel-size match, setback distances, power and access notes, and operator compatibility. For EV charging: electrical capacity, parking layout, residential density, zoning, and operator partnership viability. Both include rough benchmarks from comparable deals.
Are you a real estate brokerage?
No. Specialty Site Partners is an advisory firm that provides informational property assessments and operator introductions. We do not list properties, negotiate leases on your behalf, or take contingent commissions.
How much does the assessment cost?
Nothing. The assessment is free and there is no obligation. We’re building a database of qualifying Chicagoland properties because we believe operators will need them.
What kinds of properties qualify?
Strip mall parking, big-box overflow lots, church and school grounds, gas station lots, small commercial parcels, condo visitor parking, municipal lots, and vacant paved land. If you have 4+ parking spaces or 5,000+ sq ft of paved surface in a Chicago-area community, it’s worth checking.
Who’s behind Specialty Site Partners?
A Chicagoland team with deep experience in commercial real estate, infrastructure consulting, and urban planning. We know these suburbs, these zoning codes, and these operators. See our team section above for backgrounds.
